Yondr and Cerberus acquired 40 acres for a planned 72 MW Manassas data-center campus targeting 2029, with the parcel, utility, design team, GC, and specialty low-voltage awards still unresolved.

Yondr Group and funds managed by Cerberus Capital Management have acquired an undisclosed 40-acre site in Manassas, Virginia, for a planned 72 MW hyperscale data-center campus. Yondr's August 3 announcement says the facility is intended for cloud, enterprise, and AI workloads, has near-term power availability, and is expected to become operational in 2029. Cerberus published the same core project facts and describes Yondr as the developer, owner, and operator.

The acquisition creates a high-confidence construction lead while leaving the package map open. The owners disclose the acreage, announced campus capacity, market, ownership structure, workload class, power-readiness statement, and target year. They do not disclose the parcel address, seller, land price, construction budget, tenant, building count, square footage, utility, service voltage, interconnection point, construction start, or project-specific design and contracting team.

The 72 MW figure should remain an announced campus-capacity measure. The releases do not define it as utility service, delivered campus load, or critical IT load. Those measures affect equipment sizing, data-hall design, commissioning, and trade opportunity differently. Utility filings, interconnection documents, generator permits, site plans, and later technical releases will be needed before LVN assigns a more precise electrical meaning.

Schedule language deserves the same discipline. Yondr says the campus is expected to be operational in 2029, while Cerberus uses a ready-for-service frame. Yondr has the central source-backed project role. Its capabilities page says the company manages site selection, engineering, delivery, security, technology, operations, commissioning, and client handover. It also describes integrated project delivery with supply-chain partners and coordination with general-contractor partners. Those company capabilities explain how Yondr approaches hyperscale development; they do not name the Manassas GC, architect, engineers, electrical contractor, technology integrators, or commissioning authority.

Cerberus is the investment partner and joint site acquirer. Its real-estate platform describes investment and asset-management capabilities, while the project release ties Cerberus-managed funds directly to this acquisition. Current evidence does not assign Cerberus a general-contractor, construction-manager, design, electrical, low-voltage, or commissioning role.

No project-specific general contractor, EPC or EPCM, architect, civil engineer, MEP engineer, electrical contractor, fiber carrier, OSP installer, structured-cabling contractor, security integrator, fire-alarm contractor, controls integrator, DAS provider, equipment supplier, grounding contractor, or commissioning authority appears in the reviewed current record. Near-term power availability is one of the owners' strongest claims and the least technically defined. The current releases leave the serving utility, substation, feeder topology, voltage, interconnection agreement, firm-load terms, backup-generation plan, demand-response terms, energization dates, and grid-upgrade responsibility undisclosed. Those details will shape civil, electrical, communications, controls, security, testing, and commissioning packages.

Northern Virginia's carrier density creates a strong fiber story, but carrier depth at the market level is different from route diversity at an individual parcel. The project releases name no carrier, meet-me-room plan, entrance location, campus backbone, duct bank, vault, fiber count, handoff standard, or network integrator. Parcel identification, civil plans, utility coordination, and carrier filings will reveal whether physically diverse entrances and separated campus routes are available.

For OSP teams, the practical scope can include diverse carrier entrances, duct banks, handholes and vaults, high-count backbone fiber, splicing, cleaning and inspection, optical-loss and OTDR testing, route records, restoration, and coordination with grading, roads, wet utilities, fences, and electrical work. Current reviewed openings are company-wide or tied to places such as Aldie and Dallas. They should not be counted as Manassas hiring. Later roles naming Manassas, the buyer entity, the parcel, or a new campus code could reveal the construction organization, commissioning window, operations ramp, and package boundaries.

The project announcements publish no construction-job count, permanent-job count, local-hire commitment, apprenticeship target, or named workforce partner. Workforce planning should follow confirmed scope and later hiring evidence. For LVN contractors and technicians, the practical advantage is timing. The campus has an acquired site, named ownership, announced capacity, an AI and cloud workload frame, a power-availability statement, and a 2029 target. The parcel and construction team are still hidden. That combination creates time to qualify, build relationships, watch records, and prepare documentation-heavy crews before specialty awards are public.

Bottom line: Yondr and Cerberus have created a high-confidence planned 72 MW Manassas data-center project with strong future lanes in power communications, fiber and OSP, structured cabling, security, fire alarm, controls, DAS, grounding, integrated testing, and commissioning.
